Carpet cleaning before moving into a new house: use the empty window

Philip emailed me in August. He was taking ownership of a house and wanted six rooms and three sets of stairs cleaned, and he asked whether I could do it on the Saturday morning.

 

What he’d worked out – and what most people don’t – is that he had a gap. Keys in hand, completion done, but the removal van wasn’t arriving until the following week. An entire house with nothing in it.

 

That gap is the single best opportunity you will ever get to clean the carpets in that house, and it lasts about a week. Once the furniture goes in, it’s gone for good.

 

Here’s why it matters more than people realise, and what it’s worth doing while you’ve got the chance.

 

An empty house is a different job entirely

When I clean a furnished home, I’m working around things. Beds, wardrobes, sofas, bookcases, the chest of drawers nobody has moved since 2019. I’ll shift what’s practical and clean around what isn’t.

 

That means the carpet under and behind heavy furniture doesn’t get cleaned. Not because I’m cutting corners, but because a fitted wardrobe isn’t going anywhere and neither is a piano.

 

In an empty house, every square inch is accessible. Corners, edges, the perimeter where dirt accumulates most heavily, the patch under where the previous owner’s sofa sat for eleven years. All of it.

 

There’s a second benefit that people don’t anticipate. Without furniture absorbing sound and blocking airflow, an empty room ventilates far better – which means faster drying. A house I’d normally quote at five or six hours drying will often be done in three.

 

What’s actually in a carpet you didn’t choose

This is the part that makes people slightly uncomfortable, and I’d rather be straightforward than delicate about it.

 

You have no idea what has happened on those carpets. The previous occupants might have been immaculate. They might have had three dogs, a smoker, and a toddler with a fondness for blackcurrant squash. The vendor’s estate agent photographs won’t tell you, and neither will a viewing where the carpets have been vacuumed and the windows opened an hour before you arrived.

 

What I find in newly purchased homes, fairly routinely:

  • Pet contamination in the underlay that isn’t visible or detectable at surface level until the heating goes on
  • Years of accumulated dust mite population in bedroom carpets – a common trigger for asthma and eczema
  • Traffic lane soiling that vacuuming has compressed rather than removed
  • Spills that were blotted on the surface and left in the backing, which then wick back up as brown marks
  • Perimeter filtration soiling – those dark lines along the skirting where air has been drawn through the carpet edge for years

 

None of that is a reason to panic. It’s ordinary. But it is a reason to deal with it before your own family starts living on top of it – particularly if you have small children who will spend a lot of time at floor level, or anyone in the household with allergies or asthma.

 

What it costs to do a whole empty house

This is where the empty window pays for itself, because whole house pricing works out considerably better per room than doing things piecemeal later.

Compare that against replacing carpet in even one room, which starts around £300 with fitting and goes up quickly. I’ve talked several people out of replacing carpets they’d already got quotes for, because once cleaned properly they were perfectly good for another five or six years. That conversation is a lot easier to have in an empty house where I can show you the result across the whole floor.

 

The other moments worth using

Moving in is the clearest example, but the same logic applies to a few other windows people tend to miss.

 

After the builders have gone

Clare rang me in June having just finished building works, wanting a corner sofa cleaned. Post construction dust is genuinely unpleasant stuff – plaster dust, brick dust and sanding residue are fine, abrasive and get everywhere. They settle deep into carpet pile and they don’t come out with a domestic vacuum.

 

Left in place, that grit acts like sandpaper on the fibres every time someone walks across. Getting it out promptly after the work finishes genuinely extends the life of the carpet.

 

Worth waiting until the decorators have finished too. Sarah, a business customer, specifically wanted her stairs and rug done after her decorator was done, which is exactly right – there’s no sense cleaning a carpet that’s about to have paint dust settle on it.

 

Before a baby arrives

Paulius wanted two bedroom carpets steam cleaned before his baby arrived in March. No major stains, just a routine clean – and he mentioned two house cats, so some dander and hair to be expected.

 

That’s a sensible instinct. Babies spend an enormous proportion of their first two years at floor level, breathing air within a foot of the carpet. Hot water extraction at proper temperature removes dust mites and the allergen proteins in their waste, along with pet dander. Before you put the house on the market

Buyers notice floors. They may not consciously register a clean carpet, but they absolutely register a stained one, and it colours their impression of how the whole property has been looked after. How to time it properly

A few practical points that make the difference between a good result and a frustrating one.

 

Book after completion but before the removal van. Even a two or three day gap is enough. If you’re having any decorating or building work done, clean after that, not before.

 

Allow drying time before furniture goes down. Three to five hours in an empty, ventilated house in warmer months. Four to six in autumn and winter. Furniture feet on damp carpet can leave marks, particularly wooden ones which can leach colour.

 

Tell me about anything you already know. If the vendor mentioned pets, or there’s a patch you noticed at the second viewing, say so. Pre-treatment is targeted and the more I know, the better the result.

 

Do the stairs at the same time. They’re the highest traffic carpet in any house and the easiest to overlook while you’re focused on bedrooms.

 

Consider the loft and any storage rooms. People forget them, then find them full of dust six months later.

A three bedroom house takes around two to three hours including stairs. A larger four or five bedroom property takes three to four. Empty houses are faster than furnished ones because there’s nothing to work around and no furniture to move.

 

Can you clean carpets after building or decorating work?

Yes, and it’s worth doing promptly. Plaster and sanding dust is abrasive and grinds at carpet fibres with every footstep once it’s settled into the pile. Wait until all the dusty work and decorating is finished, then clean, so you’re not doing it twice.

 

Do I need to be there while you clean?

Not necessarily. Plenty of people moving house arrange for me to collect a key from an agent or a neighbour, particularly when they’re managing a move at the same time. I’ll walk the results through with you afterwards, or send photographs if you can’t be there.

 

Use the gap while you’ve got it

Moving house is chaotic and there are forty things competing for your attention, most of them more urgent than carpets. I understand entirely why this ends up at the bottom of the list.

 

But it’s the one job that gets significantly harder and more expensive the moment you delay it. Empty house: everything accessible, faster drying, better result, better price. Furnished house: working around a wardrobe you’re never going to move again.
